Risk assessment

Hazards covered for demolition & soft strip

Every hazard below is assessed with likelihood, severity and residual risk after controls, presented in the traffic-light format Principal Contractors expect.

  • Premature or uncontrolled structural collapse
  • Asbestos containing materials disturbed during strip-out
  • Falls from height and falls through floor openings
  • Falling debris and material ejected during mechanical demolition
  • Silica dust, noise and vibration from breaking and cutting
  • Live services not isolated - electricity, gas, water, data
  • Plant and pedestrian interface within the demolition zone

Sequence of work

The method statement follows the real on-site sequence, with controls tied to each step rather than listed separately at the end.

  1. Review of refurbishment and demolition asbestos survey and removal of licensed ACMs first
  2. Confirmation of full service isolation with written evidence
  3. Structural appraisal and demolition sequence agreed by a competent engineer
  4. Exclusion zones, hoarding and monitoring established
  5. Soft strip of non-structural elements with segregated waste streams
  6. Structural demolition in the designed sequence with dust suppression running
  7. Arisings processed, segregated and removed under duty of care

Competency

Cards and qualifications referenced

The competency matrix in the Contractor Project Pack is pre-populated with the qualifications a Principal Contractor will ask to see for this trade.

  • CCDO card appropriate to role
  • Demolition supervisor or manager appointment
  • Asbestos awareness as a minimum for all operatives
  • CPCS or NPORS for high reach and processing plant
